1113 Leland Getting Some Color

We finally got back to working on Leland this week after a couple weeks diversion on other houses that we need to jump on. Leland is really starting to come together and look like the historic gem that she will be. The drywall is all up and we have color on the walls now. All the glass is also replaced in the windows and they work too! We are going to wrap up the exterior after the holidays once we get a warm enough day to paint the final trim on windows and doors.

On the inside, a couple major decisions were made. And although I love to maintain as much historic stuff as I can, sometimes it just can't be saved. The baseboards were just too miss-matched and damaged to try to keep end. And it appears that what remains of the hardwood flooring is just in too poor of a shape to try to refinish. We had toyed with painting the floors, which is in keeping with the historic style, but ultimately I think it will look like crap. Too many years as a rental have just torn them up. We will leave them under new flooring however, so you never know, a future owner someday may rediscover them. We will try to use a narrow slat oak to keep with the period style though.

The electrician should finish wiring it up next week and we might even have lights before year end. I think we are in the home stretch on this one now, just a few weeks to go!

My First Post!

Welcome to my little blog. I will update you with progress on our renovations as well as provide some tips for renovating your own house. Right now, we are knee deep in 3 houses: 1113 Leland, 1231 Joseph and 715 South 11th. I think Joseph should be done by the end of the week, fingers crossed! Anyway, hop on board and follow the progress of these and many more renovations.
